John Karmelich, MAI, our Sr. Appraiser has nearly 30 years’ experience with over 15,000 appraisals to his credit and is considered one of the expert appraisers in California. • Over thirty (30) years experience as a real estate appraiser
• Staff appraiser, Highland Federal Savings and Loan – 1979

• 500 Single-family dwellings (As a practice, residential work is no longer personally inspected. However,
residential work is sometimes necessary if it is part of a larger portfolio. All residential work over the past
five years was subcontracted and then reviewed and signed.
• 300+ proposed and existing condominium units/projects (residential and commercial)
• 400+ small apartment buildings (2-4 units)
• 1,000+ apartment buildings (5 to 1,200 units)
• 1,000+ commercial/industrial properties (all product types)
• 300 vacant parcels of land (all zoning types)
• Worked extensively in both appraisal form and narrative formats.
• Apartment valuations including some of the largest in the region, such as a complex with more than 1,100
units. Extensive experience in older urban units, including analyses of cost and rent control factors.
• Residential work covering all types, from standard tract homes to multi-million dollar estate homes.
This also includes analyses of properties involving proposed construction.
• Commercial experience with almost every use type, which includes but is not limited to: various industrial,
retail, office, and mixed-use properties in addition to many large land projects, including development

size from small, single-tenant properties to very large multi-tenant centers.

The following are specialized data sources:
• Costar.- This is the largest database of Apartment and Commercial Sales in Southern California.
Our office has access to data on Los Angeles, Orange, Riverside and San Bernardino Counties.
• Loopnet This source tracks commercial and multi-family properties all over the United States/
• Win2Data Real Estate Database – This is a public record database. All of the assessor information is
updated monthly, with daily sales data updated via their online service. (Los Angeles/Orange Co.)
• Listing Information – I have access to all Multiple Listing Service databases for Southern California, as
well as several specialized databases for different product types.
• Expense Information – I subscribe to several publications that monitor apartment, retail, office, and
industrial expense amounts. These include Apartment Building Operating Expense Guide, Penner and
Associates Guide for Offices/Industrial buildings, BOMA data, etc. We also have a large database of
appraisals with actual expense data, and consult with several apartment property managers.
• Miscellaneous Sources – Marshall & Swift Cost guides, appraisal and apartment trade periodicals,
newsletters, and other publications. Maps of HUD flood panels, zoning, and miscellaneous
environmental data. We also track a large number of data sources via the Internet.

Appraisals for Loan Analysis:
• Real estate sale and refinance assignments
• Worked with several lenders for almost twenty years.
• Clients include private lenders, local lenders and large national and international financial institutions.

Estate Planning:
• Extensive experience in appraisals for estate planning purposes, including partial interest valuations.

• My completed MAI and SRA designation requirements include:
– 4 semester-long classes – (2 in residential, 2 in income)
– A thesis paper – (demonstrating appraisal ability)
– Proof of at least 4 years experience – (with at least 50% of experience in income work) – 8/90.
– Final qualifications include a comprehensive examination and oral review board.

Continuing Education Requirements:
• Appraisal Institute requires MAI’s to complete 100 hrs/4-yr cycle. Current cycle is complete.
• State of California requires 30 hrs/2-yr cycle. Current cycle is complete.

expertise in development valuation work, including proposed/planned projects. Construction work has
included analysis of builder’s costs, absorption analysis, and project feasibility.
